Uniform Appraisal Dataset

As part of the Uniform Mortgage Data Program®, (UMDP®) Freddie Mac and Fannie Mae have worked together at the direction of their regulator, the Federal Housing Finance Agency, to develop the Uniform Appraisal Dataset (UAD) and the Uniform Collateral Data Portal (UCDP) in an effort to enhance appraisal data quality and consistency and promote the collection of electronic appraisal data.

The UAD defines all fields required for an appraisal submission for specific appraisal forms and standardizes definitions and responses for a key subset of fields.

For appraisals with an effective date (date of inspection is the effective date of the appraisal) on or after September 1, 2011, the appraisal report forms below must be completed in compliance with the UAD for conventional mortgage loans sold to Freddie Mac. These forms are collectively referred to as the "four UAD forms."

  • Uniform Residential Appraisal Report (Freddie Mac Form 70)
  • Individual Condominium Unit Appraisal Report (Freddie Mac Form 465)
  • Exterior-Only Inspection Individual Condominium Unit Appraisal Report (Freddie Mac Form 466)
  • Exterior-Only Inspection Residential Appraisal Report (Freddie Mac Form 2055)

Uniform Data Collateral Data Portal (UCDP)

The Uniform Collateral Data Portal® (UCDP®) is a single portal for the electronic submission of appraisal data files to Freddie Mac and Fannie Mae and facilitates the electronic collection of appraisal report data. Appraisal report forms for all conventional mortgages delivered to Freddie Mac on or after March 19, 2012, must be submitted to the UCDP if:

  • The loan application is dated on or after December 1, 2011, and
  • An appraisal report is required.

The following appraisal report forms for all conventional appraisal reports are required to be submitted to the UCDP:

  • Uniform Residential Appraisal Report (Freddie Mac Form 70)*
  • Manufactured Home Appraisal Report (Freddie Mac Form 70B)
  • Small Residential Income Property Appraisal Report (Freddie Mac Form 72)
  • Individual Condominium Unit Appraisal Report (Freddie Mac Form 465)*
  • Exterior-Only Inspection Individual Condominium Unit Appraisal Report (Freddie Mac Form 466)*
  • Exterior-Only Inspection Residential Appraisal Report (Freddie Mac Form 2055)*

*Indicates UAD forms

The appraisal report must be submitted to the UCDP before the delivery date of the mortgage to Fannie Mae or Freddie Mac and must include all exhibits, addenda, and photographs.

The UCDP is available for submitting appraisal data files. To facilitate a smooth transition to the electronic submission of appraisal data files, lenders are encouraged to register and set up their new business processes to support appraisal data delivery well before the required date.
