FHA required repairs fall into three main categories: 
- SAFETY - protect the health and safety of occupants
- SECURITY - protect the security of the property
- SOUNDNESS - correct physical deficiencies or conditions affecting structural integrity
ADI appraisers will recommend only those repairs necessary to ensure a property complies with FHA's Minimum Property Requirements (MPR) or Minimum Property Standards (MPS), providing an estimated cost to cure.
The appraiser will recommend repairs based on a visual inspection of readily observable items. Cosmetic repairs are not required; however, they are considered in the overall condition rating and valuation of the property.
